What is a pet deposit warranty?
A pet deposit warranty protects the landlord from potential pet damage up to $5,000 per unit specifically for pet damage.

There is a one time, refundable deposit of $ 325 , plus $2 50

How long does it take
to be paid for pet damage ?
We will reimburse the cost of repair or replacement within 48 hours of receiving the proper documentation.

No! We do not sell warranties when the pet is less than one year of age. Also no exotic pets such as tigers, gorillas, rhinoceros, etc.Just fido,

"No pets." If you want your dog, cat, fish, bird, or other pet with you in your new apartment, these words are disappointing. Here are some things you can do to have the best chance of keeping Fido, Fluffy, or Polly with you.
Be a Responsible Pet Owner
It all starts with taking the best care possible of your pet. One of the arguments for allowing pet-owners more freedom in housing is that pets teach responsibility. So live this; take responsibility. Make sure your pet gets all shots required by law and has regular check-ups at the vet, and keep your pet's medical records together.
Get Letters of Reference
Your potential landlord may require both personal and financial references from you, but it is also a good idea to keep a portfolio of references for your pet. A letter of reference from your current or previous landlord can be quite useful, as can one from your veterinarian . Why not put together a pet resume (you can check out a sample resume from the Humane Society for ideas)?
Keep Pictures
Other people carry pictures of their friends and family, why not carry pictures of your pet with you when you're looking for your new home? Make sure the pictures are clear and show your pet in his or her best light. The personal touch can win over many people -- and landlords are people, too.
Look for "Pet-Friendly" Housing
A good place to start is your local Humane Society . Many now keep lists of pet-friendly rental housing in the area. When looking at ads, don't just look for ones that specifically state pets are allowed -- if they don't say anything about pets, that leaves an opening. Talk to pet-owning friends; look for private rentals where landlords might be more amenable to bending rules for a potential good tenant with a well-behaved pet; and keep at it. It may take longer to find a home that will take you both, but isn't it worth it?
Make Your Case
Without appearing defensive or agressive, you can introduce your pet to the potential landlord using your portfolio and some handy pictures. Highlight your responsibility, your previous landlord's comments, and your willingness to pay a deposit or slightly higher rent. Which leads us to...
Be Prepared to Pay More
Many communities where pets are allowed require an extra security deposit or charge a monthly rent for the pet. This is the landlord's prerogative. They see animals as potentially destructive and want to be covered in case of damage. If a potential landlord seems hesitant about letting your pet stay, offer to pay an extra deposit or a little more in rent each month.

Know that your pet has a whole different life while you are at work or school. If Polly likes to sing while your next door neighbor's child is taking a nap or Fido howls when he's left alone, you can make enemies fast. Talk to your vet about any behavior problems your pets have.
Be Honest
If the landlord says no, but you just HAVE to have the apartment, be prepared to leave your pet elsewhere. Don't try to sneak a pet in. Chances are you'll get caught. And even if you don't get caught, the stress of hiding a pet can undo all the great benefits of having one in the first place.

The most common liability
claim arising from pet ownership involves dog bites. Typically, your homeowners
or renters policy will cover liability claims for personal injury caused by
your pets. However, there are some exceptions for certain breeds of dogs that
are known for aggressive behavior, and certain exotic animals. It is always

you bring a new pet into the home. As for property damage, your homeowner's
policy will not cover claims arising from property damage caused by your pets.
Pets and animals that you own and
care for can be a considerable source of liability for you. If you are buying
or adopting a new pet, now is the time to look over your homeowners or renters
insurance policy and check with your insurance agent to discuss liability issues
and coverage.
Liability coverage
In many states, a pet owner
is liable not only if the pet bites someone, but also if the pet causes injury
or damage. Generally, both the liability and medical payments coverage in homeowners
and renters policies will cover you for claims that are for payment of damages
resulting from a bite by any animal in your care. When you own a pet, this type
of protection is important since a single pet bite could result in costly medical
bills and lawsuits. Check with your insurance representative to make sure you
are properly covered if your pet bites someone.
Property damage
As for property damage
caused by your pet, you can count on the fact that your homeowners insurance
will not cover it. If your dog digs a hole in your neighbor's new lawn, you'll
be on the hook for the damages. If your cat scratches your furniture, you won't
be covered there, either. However, if your pet indirectly causes a fire in your
home, you are covered for the damage caused by the fire.

named risks such as lightning, theft, fire, smoke, wind, and
explosion. With this type of homeowners insurance quotes policy, any risk that is not
mentioned specifically in your homeowners insurance quotes policy is not covered. You
can also purchase special policies that cover the house for
all perils except those explicitly excluded by the homeowners insurance quotes policy,
such as pet damage.
Homeowners insurance quotes policies vary by company more than by state. The

Exclusions and Additional Coverage

excluded from coverage. In addition to excluded perils, your

Property/liability of tenants, roomers, or boarders.

from home business activities and professional services.

as boarding up a hole in your roof damaged by fire to prevent

Lightning damage to trees, plants, shrubs
and lawns.
Debris removal (for example, removal of
the wind damaged trees that have fallen or are leaning on

Fire department service charges

What If Someone Gets Hurt on My Property?
If you or members of your household are hurt on your property,
your expenses typically would be covered by your health insurance
policy. They will not be covered by homeowners insurance.
Homeowners insurance does provide basic liability coverage,
which protects you and family members who are part of your
household if you are found legally responsible by someone
for injuries or damages, either on or off your property. You
may be held legally liable for such events even though you
didn't intend for them to happen. Liability coverage includes
the following at no additional costs:
Legal defense costs
Payments for first aid to others at the scene of an accident
Payments for damage to someone else's property caused
by you or your family (a child damages a neighbor's new
concrete sidewalk by walking on it before it dries.)
Payments for loss assessments resulting from your membership
in a property association
Bodily injury and property damage generally are not covered
while you are operating a motor vehicle, airplane, or boat.
You need separate policies for these activities.

What is a pet deposit warranty?
A pet deposit warranty protects the landlord from potential pet damage up to $5,000 per unit specifically for pet damage.
What does it cost? /

There is a one time, refundable deposit of $ 325 , plus $2 50
(1 bedroom)per
year for the Warranty.
The Tenant or landlord will pay by using the
website, or by completing the forms in the leasing
agent's office which are then mailed to us. W e
then send a notarized

via USPS mail.
What is covered?
Our pet deposit warranties cover pet damages such as
soiled or destroyed
carpet , destroyed linoleum,
walls, chewed or scratched wood work, drapes,
d oor s,
cabinets (lower) and windows .
How long does it take
to be paid for pet damage ?
We will reimburse the cost of repair or replacement within 48 hours of receiving the proper documentation.

No! We do not sell warranties when the pet is less than one year of age. Also no exotic pets such as tigers, gorillas, rhinoceros, etc.Just fido,

No, rental insurance does not cover pet damage due to the high risk.

"No pets." If you want your dog, cat, fish, bird, or other pet with you in your new apartment, these words are disappointing. Here are some things you can do to have the best chance of keeping Fido, Fluffy, or Polly with you.
Be a Responsible Pet Owner
It all starts with taking the best care possible of your pet. One of the arguments for allowing pet-owners more freedom in housing is that pets teach responsibility. So live this; take responsibility. Make sure your pet gets all shots required by law and has regular check-ups at the vet, and keep your pet's medical records together.
Get Letters of Reference
Your potential landlord may require both personal and financial references from you, but it is also a good idea to keep a portfolio of references for your pet. A letter of reference from your current or previous landlord can be quite useful, as can one from your veterinarian . Why not put together a pet resume (you can check out a sample resume from the Humane Society for ideas)?
Keep Pictures
Other people carry pictures of their friends and family, why not carry pictures of your pet with you when you're looking for your new home? Make sure the pictures are clear and show your pet in his or her best light. The personal touch can win over many people -- and landlords are people, too.
Look for "Pet-Friendly" Housing
A good place to start is your local Humane Society . Many now keep lists of pet-friendly rental housing in the area. When looking at ads, don't just look for ones that specifically state pets are allowed -- if they don't say anything about pets, that leaves an opening. Talk to pet-owning friends; look for private rentals where landlords might be more amenable to bending rules for a potential good tenant with a well-behaved pet; and keep at it. It may take longer to find a home that will take you both, but isn't it worth it?
Make Your Case
Without appearing defensive or agressive, you can introduce your pet to the potential landlord using your portfolio and some handy pictures. Highlight your responsibility, your previous landlord's comments, and your willingness to pay a deposit or slightly higher rent. Which leads us to...
Be Prepared to Pay More
Many communities where pets are allowed require an extra security deposit or charge a monthly rent for the pet. This is the landlord's prerogative. They see animals as potentially destructive and want to be covered in case of damage. If a potential landlord seems hesitant about letting your pet stay, offer to pay an extra deposit or a little more in rent each month.
Think About Pet Insurance

Know that your pet has a whole different life while you are at work or school. If Polly likes to sing while your next door neighbor's child is taking a nap or Fido howls when he's left alone, you can make enemies fast. Talk to your vet about any behavior problems your pets have.
Be Honest
If the landlord says no, but you just HAVE to have the apartment, be prepared to leave your pet elsewhere. Don't try to sneak a pet in. Chances are you'll get caught. And even if you don't get caught, the stress of hiding a pet can undo all the great benefits of having one in the first place.

The most common liability
claim arising from pet ownership involves dog bites. Typically, your homeowners
or renters policy will cover liability claims for personal injury caused by
your pets. However, there are some exceptions for certain breeds of dogs that
are known for aggressive behavior, and certain exotic animals. It is always

you bring a new pet into the home. As for property damage, your homeowner's
policy will not cover claims arising from property damage caused by your pets.
Pets and animals that you own and
care for can be a considerable source of liability for you. If you are buying
or adopting a new pet, now is the time to look over your homeowners or renters
insurance policy and check with your insurance agent to discuss liability issues
and coverage.
Liability coverage
In many states, a pet owner
is liable not only if the pet bites someone, but also if the pet causes injury
or damage. Generally, both the liability and medical payments coverage in homeowners
and renters policies will cover you for claims that are for payment of damages
resulting from a bite by any animal in your care. When you own a pet, this type
of protection is important since a single pet bite could result in costly medical
bills and lawsuits. Check with your insurance representative to make sure you
are properly covered if your pet bites someone.
Property damage
As for property damage
caused by your pet, you can count on the fact that your homeowners insurance
will not cover it. If your dog digs a hole in your neighbor's new lawn, you'll
be on the hook for the damages. If your cat scratches your furniture, you won't
be covered there, either. However, if your pet indirectly causes a fire in your
home, you are covered for the damage caused by the fire.

What If Someone Gets Hurt on My Property?
If you or members of your household are hurt on your property,
your expenses typically would be covered by your health insurance
policy. They will not be covered by homeowners insurance.
Homeowners insurance does provide basic liability coverage,
which protects you and family members who are part of your
household if you are found legally responsible by someone
for injuries or damages, either on or off your property. You
may be held legally liable for such events even though you
didn't intend for them to happen. Liability coverage includes
the following at no additional costs:
Legal defense costs
Payments for first aid to others at the scene of an accident
Payments for damage to someone else's property caused
by you or your family (a child damages a neighbor's new
concrete sidewalk by walking on it before it dries.)
Payments for loss assessments resulting from your membership
in a property association
Bodily injury and property damage generally are not covered
while you are operating a motor vehicle, airplane, or boat.
